Communities I serve: The guide covers all of Flagler County — Palm Coast, Flagler Beach, Bunnell, Marineland, Beverly Beach and the unincorporated county — because that's the campaign's area. It's also where I work every day.
Flagler County's median sale price was $370,950 in July 2026, up 3.5% year over year, with homes taking a median 58 days to sell and 4.2 months of inventory on the market (GoToby, MLS data, July 2026).
A second source read the same market lower — a $357,442 median, down 2.3%, at 73 days (Redfin, June 2026) — so the honest read is a market that's tightening on volume while prices hold roughly flat. Palm Coast itself sat at a $349,810 median in June 2026, essentially flat year over year, with 825 homes sold, up 11.1% (Redfin, June 2026).
The long-term story: Raydient's master plan west of US-1 would take approved units from 12,000 to roughly 22,000 homes over thirty years, with the city planning to annex about 7,000 acres (FlaglerLive, April 23, 2026).
